Our Management Service includes the following:
- Help owners prep their property to make it safe and rent ready
- Monthly rent collection (online payment option available to tenants)
- Rent proceeds to owners within 5 business days via electronic deposit or check
- Property inspections for safety issues & code violations, move-in, move-out & periodic
- 24 hour live emergency maintenance service
- Coordinate maintenance using licensed & insured vendors, tenants billed if responsible
- Pay monthly bills (mortgage, gardener & pool services, insurance, HOA dues, etc.)
- Prepare security deposit itemizations with deductions for tenant damage
- Preparing and serving of notices (3-Day Notices, Notices of Entry, etc.)
- Provide monthly owner statements via online owner portal or mail
- Provide end of year income & expense report and a 1099 for your taxes
- Negotiate lease renewals and increases based on current rental market analysis
Our monthly Management Service fee is typically based on the rental price, and ranges between 6 – 8.5% of the rental income each month. Leasing Service is also available.
Guaranteed Rent Program
We guarantee to send you the rent money by the 10th of the month, even if your tenant does not pay! We offer one, two, or three-month guarantee programs. Please contact us for details.
Eviction Protection Plan
